A COC Certificate in Johannesburg That Survives the Transfer

Every property sale in Johannesburg needs a COC certificate that the conveyancer and the buyer will accept. Get the wrong one, or one that has lapsed, and the transfer stalls at exactly the moment you cannot afford a delay. A Certificate of Compliance is valid for two years, but only while nothing has changed in the wiring. That catches a lot of sellers out. The DB board upgrade you did last year, the cottage you wired for a tenant, the plug points added in the kitchen — any of those invalidates an older certificate and triggers the need for a fresh one. An inspection is not a formality. The certificate carries legal weight, so the electrician works through the whole installation. These are the areas that most often need attention on Johannesburg properties.

COC Questions Joburg Sellers Ask

A Certificate of Compliance is valid for two years from the date of issue, provided no electrical work has been done on the installation since. For a property transfer it must reflect the installation as it stands at sale, so a certificate older than two years, or one issued before recent alterations, will not be accepted.

Under the Electrical Installation Regulations 2009 the seller must hand the buyer a valid COC. If you hold one less than two years old and nothing has changed in the installation, it can be reused. If wiring, the DB board or fittings have been altered, a fresh certificate is required.

The common ones are missing or faulty earth leakage protection, no earthing to the bonding of metal water pipes, exposed or perished wiring, non-compliant DB boards and dodgy DIY plug and light points. Heritage homes in Parktown and Houghton often need earthing and earth leakage brought up to standard.

Minor faults are usually fixed on the spot and the COC issued the same day. Larger remedial work is quoted first so you approve the cost before we proceed, then we certify once it is done and retested.

It is strongly advised and increasingly expected by managing agents and insurers. A valid Certificate of Compliance shows the installation is safe and shifts liability appropriately if an electrical incident occurs during a tenancy.
